Why Landlords are embracing Flex

Provide a more diverse offering
Reduce void periods
Gain more control of their asset
Future-proof their portfolio
Outsource ESG and technology expertise
Furthermore, I'm seeing a split in Flex delivery strategies as landlords experiment with new models, including:
Direct investment into a flex provider such as Brockton / Fora and Blackstone / TOG
Joint Ventures, where heavyweights like Brookfield, Hines and Abrdn partner with flex operators
The own-brand managed model adopted by Landsec and British Land
There's no 'one-size-fits-all' solution - however, it's clear that the quality of the product is an essential factor given the range of choices available.
I'm delighted to see first-hand how landlords are becoming more and more engaged in flex - and recognising the value it can create for them.
